Just thought I would share my story so it might help others in the future! Last week I transferred from one house to another in Stuart Mesa, and had my move out inspection. So they showed up with their little black light and wand in hand and immediately begin testing stains ( which the number of stains floored me). I thought this just isn't possible but kept my mouth shut until she showed me the stains in what was my sons nursery. That's when I knew i was being screwed, because no pets had EVER been in my sons nursery, yet they were testing positive for pet urine ( women even claimed she smelled the floor and it was definitely pet urine), I then laughed at her and showed her the indentations in the carpet from where a dresser was there and that their was no PHYSICALLY possible way those stains came from me. My upstairs lit up like Christmas... and I never allowed my pets upstairs and used a baby gate to block off that area.

So then this lady thinks she's doing me a favor by saying " well, I wont charge you to replace these carpets, I'll just charge you to shampoo the entire house with a pet topical treatment." I came home and began my research about this, convinced their was no way I made all those stains. Come to find out their is NO possible way to remove pet stains from a carpet with out replacing the carpet, so no matter how many times they "pet treat" the carpet the stains will always show up under a black light. I had my charges dropped cause I argued that what they were doing was unethical.
ASK FOR THEM TO BLACK LIGHT YOUR HOUSE BEFORE YOU MOVE IN!!! I did my research and it saved me $100..

That just happened to me a few weeks ago. They did the black light in my daughters room and said there was pee? My daughter is 8 years old and my dog has never even been in there. My dog has went once ever and it was in the downstairs and they didnt even catch where the real pee was. So my husband said I do not think so, they said since we lived there 3 years they would prorate us for the carpet that "needs" to be replaced. Since out renters was going to cover it, we just said screw it whatever. But if we keep putting up with it, they get away with it.

agree!! We moved from one home to another. We bought a black light to black light the new house ourselves. Well when we walked in the new house the carpets in every room were bleached. Brown carpet with huge white bleach spots. About the size of a car tire laying flat. The carpets were trashed. We pay a staff sgt rate and I told them I KNOW they charged the people before us to replace the carpet and I wanted it done. It also smelled like pet urine in the home. They replaced them that day LOL. We didn't need to black light but I highly suggest people who don't have new carpet to black light it when you move it. Also if you look online, other things show up under a black light like detergents in cleaner. Areas we cleaned in the old home where the kids spilt drinks showed up under black light. But they never actually black lighted our old home thank goodness.

yes they don't like to tell you that, so they can charge you much more later. They don't tell ppl that they can have your house black lighted before you move in.

I told them today that they needed to get me proof of the carpets being replaced in my new home and i just answered the door to a man handing me my proof hahaha. I was a jerk to the lady on the phone, I refuse to be screwed out of my money for damages I didn't do. Also make sure to get a copy of your move in inspection sheet.. they frequently "lose" them

if you ICE them for stuff like this they take it veeeerrrry seriously. I iced them once and the manager seriously called all houses with a wife with my first name in our housing district trying to get in touch with me, lol!

We didn't get charged for anything, my husband asked if they could provide us with something saying when the carpets were replaced last and they couldn't so he told them well if you charge us to replace them you can see us in court. We got the final bill and the only thing we were charged for was trash and we knew that beforehand.

Ya I am already planning on calling ICE. They just thought they were going to pull the wool over my eyes like they must do with so many other families. I was very blunt and very rude after not hearing from them over a week about it

We got the final bill and the only thing we were charged for was trash and we knew that beforehand.

I talked to the guy who did my pre-move out inspection and he told me that since they couldn't find any paperwork about our carpets, that would mean it was ORIGINAL to the house. Freaking disgusting. He said I don't need to worry then since they'll have to replace it (i bet they wont).

Oh and I'll be having them come black light my house upon move in and if they refuse, I'll be documenting that they refused and then I'll blacklight it myself and take pictures and turn them in that day. I will not be screwed.

my advise for anyone that is charged and pays for new carpeting....

ask them clearly "are you going to replace this carpet" and if they say yes and once you have the receipt in your hand stating you have paid for replacement carpeting, get a knife and rip that baby up because you own it

if they say you cant do that, hold up your receipt and say well i just bought it and unless you are going to give me my money back and a clean inspection i guess i now own it

Wow this is crazy. Thank you so much for sharing, I've heard a few stories but not any of them this helpful.
Sadly we had a few small stains and decided to shampoo our carpet. And after it dried, stains started popping up EVERYWHERE! We were blown away by how many came out of no where, and now we're definitely screwed and have no way of proving we were not responsible for them. Ugh the frustration!

I wish I had taken the carpet from housing after we paid that would have been great and I could have made a kitty post for my cat I would just have needed some wood

I use to work for housing and yes the black light is what they do but here's a few tips one is you can ask when was the carpet last replaced and was it new for the last people who lived there before you because pet stains can come up from the padding and Im sure they don't always change that even though they say the do ... Housing has lying problem here so be careful. Also make sure you put every last little thing wrong with the house on the sheet they give you when you move in because it really does save you money .. So black light the house your self or ask them to do when you move in then put it on that sheet because then its not your problem any more its there's I have found stains on brand new carpet just put in so don't believe everything they tell you ....

When we moved into our townhouse (not on base) we even documented things that were not yet broken but could easily be (like blinds, those suckers just get gross and chipped) so when we moved out we didnt have to replace them because we documented them as dirty/damaged when we moved in even though that wasnt EXACTLY 100% true lol

haha, I've totally done that. When we moved into 29 palms housing, they had a lady come to the house on move in day and she walked through and wrote a bunch of stuff down that she saw wrong. She wrote "pet scratches on sliding glass door." I sure didn't see any scratches but i was SO glad she wrote it because we got a puppy and as he got bigger, he jumped at our sliding glass door a TON and scratched it all to hell. It was BAD! But since she saw a couple light scratches, it totally saved us.

We've kinda lucked out. We moved in here before Lincoln housing took over and didn't have anyone do any walk throughs with us. Besides we lived in the same housing for 5 years, so they need to change out the carpet anyway and do major renovating in the house.

yes they don't like to tell you that, so they can charge you much more later. They don't tell ppl that they can have your house black lighted before you move in

I'll be asking them to blacklight it again in front of me if they say that. I'll be like, "Oh thats good. But you'll need to do it again for me since I didn't see it happen."
