It has been years since I have had to move out of military housing. Do you have any tips or advice for passing inspection with the least amount of fees? I have been hearing some "horror" stores recently so any advice is much appreciated!
I think generally the thing most people pay for are damaged carpeting, pet stained or stained or damaged beyond normal wear and tear. Other than that having it nice and clean and no damage beyond normal wear and tear to the house you should be fine. Pre inspection they will let you know areas of concern, and approx. cost if you don't or are unable to fix/clean it.
Go and get paint to match the walls to paint the nail holes. A friend was charged for paint because of nail holes. And just clean it really good. If you have a pet you will most likely have to pay something for the carpet. I had to replace all my carpet in my house when I moved out and my pets were not allowed in one of the rooms ever. So good luck
depends on how long you lived there and what you are responsible for. Carpet is the big one unless you've been there long enough that they are going to replace it. Blinds is an issue too for many if they are bent up or damaged.
The pre-inspection should give you a good idea of what you need to do. They hit me on 3 things and i fixed them.
On my final inspection they walked the entire house and looked specifically for those 3 things...once they saw they were fixed i signed the paperwork i think it took all of 15 minutes.
The biggest thing is the carpeting...Our final inspection was yesterday.... alls we were charged was 35$ for a small red spot on the carpeting. We bought a carpet cleaner and cleaned all the carpets twice, as well as we cleaned the house better than we received it. We have two dogs and investing in a carpet cleaner was money well spent.
A friend of mine just moved out and had a total of 1200 dollars in move out fees. But she had USAA and they paid for 1000 dollars of it :) I will be switching to USAA soon!
We just moved out of Pac view housing and they got us for our carpets. Even with cleaning the carpets,we had like 3 stains that were the size of quarters and they charged us to replace the carpet in the living room because of it and it was like 300 just for the living room. But I will say we left the house cleaner then when we left it. We had to delay moving into our new house because it was absolutly filthy when we moved it.
We had to pay 1200 for carpets when we moved out. They are pretty harsh when it comes to the carpet. Because my dog destroyed half the kitchen floor and I fixed with a patch job (you could clearly tell how it was fixed) but they didn't charge us for that only the carpets.
When they came and did my pre-inspection they were shocked i was in my house for 6 years they said they had inspected houses that people had been in for a year or less that were in way worse condition.
I don't know what some people expect. If you move into a place with carpet in good condition it shouldn't come as a shock if you have to pay for it if you trashed it and you only lived there a short time.
Honestly they should just put in laminate flooring or tile in base housing...but that's another story all together.
I think they should do tile in housing. And I agree that if it's trashed youshould pay. However i dont agree with the fact that housing black lights when you move out but they don't black light in front of you before/when you move in. I think that's wrong and that leads to who knows what the carpet looked like under black light before you moved in. My carpets looked fine, I cleaned them weekly however under black light they didn't. I had one room that was the wrost of all and my pets werent allowed in that room ever.
They told us to just clean like we would if we were having family visit for the weekend. We didn't do any deep cleaning & didn't get charge for anything. I guess it would depend on if you keep your house in good condition or not. For us...it was easy.
We must have really lucked out because we lived in PacView for exactly 4 years and when we moved out we paid for NOTHING. We were shocked. We definitely had damages to the house from living in it for so long but they didn't really care I guess and just walked thru quickly to see the house was cleaned and gave us our paperwork :-D
Well I guess it also depends on who comes and does your inspection really. A few women I know had inspections and they said they just walked the halls and looked to see if it was clean. When I had mine they came in inspected everything every little thing. The women even got out a flashlight to check everything.
What do you do if you need to replace the blinds? I am kinda worried about our house too...
Put in a trouble call requesting they be replaced....
If you call your housing office they will tell you damaged blinds is on you to replace, but when you call Lincoln and put in a trouble call they come out and replace them at no charge.....
I don't understand it either, but that is what happened to me, they came out and completely replaced 2 sets that had damage at no charge.
We moved out of Pacific View back in the end of November. We lived there for 4 years, and were only charged $15 for a small bleach stain in the master bedroom carpet on the 1st pre-inspection. They only charged us for the carpet because it was policy in order to submit our paperwork to the assignment office for a TOS move.
If you have any large holes in the walls, buy some plaster to cover them up. They don't care about nail holes because they'll be painting the walls when you move out.
