HELP--BEST AREA FOR OFF BASE HOUSING?!!

WE START OUR DRIVE FROM VA TO CAMP PENDELTON JANUARY 3RD. IVE BEEN LOOKING UP HOUSING IN ALOT OF DIFFERENT AREAS ( OCEANSIDE, VISTA, CARLSBAD & TEMECULA ) BUT JUST DONT KNOW WHICH IS BEST. FROM THE HOUSES IVE LOOKED AT TEMECULA SEEMS TO INTEREST ME THE MOST, BUT IS A BIT OF A DRIVE... ANY ADVICE WOULD BE GREATLY APPRECIATED THANKS ALL :)

Temecula area has nicer/bigger houses for the price, but if you are renting you probably won't gain anything and might actually pay more when you factor in commuting 45 minutes each way to Pendleton, gas, mileage and maintenance on your vehicles.

If you have kids the schools in that area are excellent.

It's more inland so you can expect the weather to be around 10-15 degress hotter then the coastal areas at all times.

Price wise for renting from cheapest to most expensive probably goes Vista, Oceanside, San Marcos, Carlsbad and those are all 5-15 minute commutes to the base.

there isint car pool/commuting type thing available? ill just keep looking. I just wasnt sure if we'd be saving any money by living in the temecula area. I guess not, ill keep searching in the nearby areas.

There is, but it may or may not work for your situation. I know plenty of guys who car pool from there and hate it because they are stuck at work all day and into the night waiting on everyone to get off. If the job has varying hours carpooling can be painful.

What kind of house/apt are you looking for? Like bedrooms, baths, etc. What are your requirements?

You can try to see if there are any houses for rent in Lake Rancho Viejo - Fallbrook. There is a community pool, lake, trails, parks. But it is expensive to rent $1800 - 3000 a month depending which part of the neighborhood you live in.

Didn't you post a couple of days ago saying your husband is an E-3 and you guys only have like $300 between each payday, and you don't want to work because "you don't feel comfortable leaving your child with somebody else"?

Good luck trying to find a 3bed/2bath and a fenced backyard out in town for his BAH rate.

Exactly Shizzle. Therefore, if that's the case they will be pocketing that money that they are currently owing out; which in return makes it possible for her to stay at home with her child. Evidently no one understood what she said or the situation she explained. They only have $300 dollars left because they are taking $800 or so out of his base pay. If they were receiving their BAH properly then they would have $1100 left over from his base pay because BAH is separate from his base.

$1500-$2100 is what houses in this area are renting for with those requirements.

her husband must know why they are not receiving BAH, and thats why he is letting it go 6 months..

if you need a 3 bedroom and 2 bath, and arent working, then you are better off living on base

yes i did say all of the above. we have been told its going to get fixed as soon as we pcs to pendelton. we get our advance pay before we head out which is why i am asking for ADVICE ON HOUSING OFF BASE, because we do have the money we are supposed to be getting & will continue to get it from here on out. why not just ask if our pay is fixed instead of assuming and coming up with your own conclusions. THANKS.

EVen with your pay fix it will probably be more expensive to live off base if you guys are looking for a house on an e3s bah rate. You'll probably end up paying for utilities and such out of your base pay. So if you're looking to save money base housing might be the way to go. It's not so bad. Forster hills is e1-e3 I think. Those houses are spacious and have large backyards. Just something to consider. Glad your pay issues were resolved.

We found a condo through a realtor but its a 2 br/2 bath

We were lucky there was NO pet rent OR deposit

AND we have a pitt mix (60 pounds) ..

We never thought we would find anything and it kind of just fell into our lap.

I should add my husband works at MCAS Miramar and we live in PQ so thats not really helpful to you ...

the point of the matter is, housing off base is EXPENSIVE in CA - more so than VA.
If your husband is an E3, even with his BAH fixed (even if you are going to get retro, that isn't going to last forever), you are not going to be able to easily find something you can afford, in an area you will be comfortable living in.

In addition to rent, you'll also have utilities and then there's the cost of gas to commute to base.

Yes, but the thing that I got from her other thread is that ON base they only rate a 2 bedroom and they want a 3 bedroom. I agree she is going to have a hard time finding something they can afford in a nice area.

There's always sone offer where a 2bd qualified family can get a 3 bedroom. Stuart mesa for example. I know someone in Forster hills in a 3bdrm that only qualify for 2. And someone in Stuart Mesa that has 4bdrm and only qualifies fir 3.

We live in a 3bd house with a yard in Lake Forest, it's a 35-40 min drive to Basilone Rd gate and we pay $2350 a month. Depending on the areas you are looking houses out here are expensive but I work fulltime and we love our neighborhood. I found ours just by searching online before we moved out here.

Unless they own a banned breed dog and HAVE to live off base they'll be hard pressed to find a bigger/nicer house then on base for E-3 BAH

You should triple check it's not a scam. Several housing scams going on.

I recently move to Temecula and I LOVE!!! it we are renting a 2800sq foot house with a huge yard in Red Hawk for 1800. the are is great too all the stores i shop at a lot are less the 5mins away (walmart, staterbros,ect) the mall is like 15 mins away. there is always things going on for familes to do. only 2 hr from big bear and about the same for disney. beautiful claen park everywhere and the schools are waaay better then the ones in oceanside! i would really think about living out here
